Rental Rules and Regulations

Check-in time is after 4:00 pm CST. Check-out time is 10:00 am CST unless changed by permission of Owner. This agreement does not create a tenancy or residence. You must depart at the appropriate time.
This is a NON-SMOKING unit.
Pets are not permitted in rental units under any conditions.
We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
We do not rent our property for bachelor type parties.
A $75 cleaning fee is due at the same time as your rental fee.
A damage/reservation deposit of $300.00 is required. This must be received at least fourteen days prior to your arrival. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied to rent. This deposit will be returned within 14 days provided the following provisions are met.
No damage is done to the unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
All debris, rubbish, and discards are placed in designated trash container.
All soiled dishes are cleaned.
The carpet is not stained or soiled.
All dirty laundry is gathered and placed in laundry room floor.
All keys are left in designated spot and the unit is locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No unapproved early check-in or late check-out.
The renter is not evicted by the Owner, his representative, or the local law enforcement.
An advance payment equal to 50% of the rental rate is required at the time of booking your reservation. The advance payment will be applied toward the rent. Payment should be made by traveler’s check, postal money orders, cashier’s check, personal check, PayPal, or using the booking website’s payment system. All checks should be made out to John or Susan Waldrup. The advance payment is not a damage deposit. The balance of the rent and the cleaning fee is due at least fourteen days before your arrival date.
A sixty day notice is required for cancellation with full refund of rental payments and damage/reservation deposits. Any cancellation made within 60 days of booking date forfeits ½ of rental fee. Cancellations made within 14 days of booking date forfeit all of the rental fee.
Early departures and/or shortened stays do not warrant any refund of rent or deposit.
The maximum number of guests at our standard rate is limited to eight persons. Additional persons may come but a charge of $20.00 per person per night will be assessed.
A complete list of all guests and their ages must be provided to the Owners prior to check-in.
This property requires a two night minimum stay. Longer stays may be required during holiday seasons. If the unit is taken for less than the minimum days required, the minimum fees will still be assessed.
Rates include a one-time linen/towel set-up. The guests are required to wash towels/linens during their stay as needed. No towels/linens are permitted to be taken from the unit. Daily maid service is not provided.
Rates are subject to change without notice. If you have reserved a booking, we must give you sixty days’ notice of any rate change.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
Any exceptions to these guidelines must be approved in writing in advance.
There is no refund or cancellations due to inclement weather or icy roads. We will refund any unused portion of your stay that is due to mandatory evacuations by the local authorities.
Renter shall allow the Owner or his representative access to the property for purposes of repair and inspection. Owner shall exercise his right of access in a reasonable manner.
Renter shall insure that all persons in his party and all persons whom he shall allow on the property shall abide by these rules at all times.
No one is permitted to stay overnight on the property unless they are on the guest list given to the Owner at booking.
The Owner reserves the right to refuse to rent or lease his property to any one for any reason.
This unit is privately owned. The owners are not responsible for accidents, injuries, or illnesses that occur while you are on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Our Rental Agreement
1. Weekend nights are Friday, Saturday, and Sunday.
2. Rates are based on 8 people. Additional guests are allowed at $20 per person per night.
3. Children under the age of 3 are not counted in the guest total.
4. We charge a $75 cleaning fee that is due with your rental fee 14 days prior to your stay.
4. We charge a damage deposit of $300. If there is no damage, it will be returned within 14 days.
